           Summer heat is going to be here soon…so before you start tinkering with your cooling system it’s important to understand that your air conditioner is a tough piece of equipment. You should leave some of the more mysterious parts to the professionals. You can however, check your filters once a month. A clogged filter restricts airflow, allowing the cooling coil to ice up, and ultimately causing your system to shut down. Keep in mind, if you use the filter that reduces allergens they will clog up faster! Also, make sure the exterior condenser is free of shrubs and debris. A two foot clearance is needed for proper air flow. A condenser fan has spent all of last summer working hard to keep you cool. Schedule a yearly maintenance early to prevent a long wait. You may even get in on an Early Bird Special! Even the most reliable unit needs routine maintenance.

           Scheduling a clean &amp;amp; check on your air conditioning unit can help catch possible break downs before they happen.

           An EPA certified and trained technician cleans the condensing unit coils by hosing them off and using a special cleaner on them. Next, he will check the amp draw of the compressor. Improper pulling of amps is a sign of an inefficient compressor, or your compressor may be going out. At this point if he feels there is an issue, he will inform you of his findings. Once he continues, he will check the fan motor as well as the capacitor and if needed, oil the motor. System pressures and temperatures are monitored to the manufacturer’s specifications. One of the most important item to check is the refrigerant level. A system that is 10% low will cost you more to operate. Once these items have been checked, he will go inside and check the blower and its components, adjust belts if needed, and change your 1-inch disposable filter. Finally, the technician will monitor the thermostat to ensure the temperatures are accurate. Even the most reliable system needs routine maintenance, and the complicated equipment of today will benefit in many ways from this annual maintenance. Regular maintenance of a whole house generator means having a skilled technician take a good look at the system once or twice a year, and probably after every major period of usage. Some systems may need oil changes, air filters, and of course keeping the area around the unit itself clean is important.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Never try to perform maintenance on your generator yourself! It can be dangerous without the proper training and experience. If you have a warranty you could very well nullify it by trying to perform any tasks on the generator that requires removal of any part of the cover. If you are contemplating having a whole house generator installed, make sure to mark one or two dates on your calendar for regular routine maintenance.

           To set your home’s temperature lower when you are gone or asleep then later ramping up the heat above your comfort level won’t save you money. It will simply run your furnace at a longer cycle, plus you may forget to nudge the tempatures back down. An ideal temperature difference is no more than five degrees. Consider installing a programmable thermostat that will lower your settings while you are away or sleeping. The idea that leaving your thermostat set at a constant all day tempature could actually deprive you of significant savings; the over-all net savings will work out in your favor. Just snuggle with your pet until the house is back to your desired temp!

           Remember to close your fireplace damper when not in use. Keeping the damper open allows warm air to escape up through the chimney.

           Have a vent closed off in a room you are not using? Be careful! Closing off vents changes air pressure making your furnace run inefficiently – ultimately costing you more instead of less.

           Don’t forget the carbon monoxide detectors!! Carbon monoxide, CO, poisoning is known as the Silent Killer. It sneaks into your home without warning, leaving tragedy in its wake. Carbon monoxide is produced by any fuel-burning equipment. This includes gas furnaces, fireplaces, appliances, and portable heaters.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Lastly, be aware of any heating hazards. Space heaters are responsible for 25,000 residentuial fires each year according to the U.S. Consumer Product Safety Commission. Also, don’t forget the electric blankets and heating pads…follow the manufacturer’s instructions carefully.
